1. PARTIES & PREMISES: This Residential Lease Agreement ("Lease") is entered into on [DATE], by and between Landlord: [LANDLORD FULL LEGAL NAME] and Tenant(s): [TENANT FULL LEGAL NAME(S)]. 2. LEASE TERM: The term of this Lease shall commence on [START DATE] ("Commencement Date") and expire on [END DATE] ("Termination Date") at 11:59 PM.
3. MONTHLY RENT & PRORATED FIRST MONTH: Tenant agrees to pay Landlord the base sum of $[MONTHLY RENT] per month, payable in advance on or before the 1st day of each calendar month. If occupancy begins on a date other than the 1st of the month, the prorated rent for the partial initial month shall be $[PRORATED AMOUNT], covering occupancy from [MOVE-IN DATE] through [END OF MONTH], calculated on an Actual Calendar Days basis.
4. SECURITY DEPOSIT: Tenant shall deposit with Landlord the sum of $[SECURITY DEPOSIT AMOUNT] upon execution of this Lease. The security deposit shall be held and accounted for in accordance with applicable state security deposit statutes.

2. Handling Partial-Month Move-In Rent
